You’ll find this site a bit different than most real estate websites.  It’s here to provide you with information about how, why, and when to do real estate transactions in today’s market.  Virtually everyone provides information about listings and properties to buy; here you will find information about reasons to buy–or when and how to sell what you own so as to maximize your benefits.  I am an expert at investment.  In my last position, I managed a group of men who dedicated themselves to providing investment opportunities in the private lending industry; we originated and sold several hundred of these investments annually, and I have personally owned over 100 of these investments myself.  I made excellent money doing this until the banking crisis of 2007, and the downturn in the real estate market.  Today, the money for the investor is primarily in the real estate itself (although there are a few very good opportunities for private money lending).  Without real estate, there are no places to live, no places to work, no places to do business.  Whatever the business is, people need real estate to pursue it.  Shelter and and a place to work are fundamental needs of humanity, and that’s been true since the days of the cavemen.

Real estate, therefore has value; it has three kinds of value–the first kind, because everyone has to live somewhere, we might call shelter value; the second we might call production value, and that type of real estate is used to house factories, accounting firms, warehouses, restaurants, and the like; the third kind of value, and the kind of value that every real estate investor is interested in, is “investment value;”  real estate can either provide you with ongoing income (rents), or sales income (profits).  It’s important to note that people often mix these three types of value in their thinking, but it is better to keep them separate.  For example, many homes were purchased prior to the current real estate downturn with the idea of buying to sell later; however, when the market stopped going up, the owners could not keep the property, and they lost both kinds of value, their shelter value, and investment value.  This happened because people bought property with the mere idea of selling later, hoping that they could hold on for two years while the market went up.  Unfortunately, the market went down.  Nobody I know who bought with the idea that the rents would support his annual costs (the loans, taxes, and maintenance on the property) lost any money.  The people who lost money were speculators who could not afford to keep what they bought.  It is one of the main purposes of this website to keep that from happening to you.  The other main purpose is to help you either buy, sell, or invest with knowledge, so that you have a home to live in that you can actually keep, and real estate investments that make sense.

Sometimes you ought to buy real estate; other times you ought to sell.  It’s our goal to help you do whichever fits your current need, and to help you do so in a way that provides you with the greatest benefit.
